We provide lots of water toys including kayaks and a paddle boat. Roast some delicious s'mores using our outdoor fire pit, or have a BBQ using our outdoor gas grill. Inside, this expansive home has plenty of space for everyone with 6 bedrooms and 5.5 bathrooms, an open floor plan and multiple living areas. Relax in the spacious main great room with water views through the huge bright windows, large French doors, a gas fireplace, and 4K Smart TV. Hang out in the huge lower level game room and have fun playing family appropriate games, ping-pong, pool, shuffleboard, or foosball. Watch a movie in our cozy movie theater. This is one of the few homes at Lake Anna with High Speed Internet, so you could work remotely if necessary. Alternatively, you could use the High Speed Internet and Free Wi-Fi network throughout the home to enjoy your time off and stream your favorite shows while you FaceTime everyone! Rock Island Landing is a new premier waterfront residential community located in the perfect spot near the center of Lake Anna on the exclusive private side. We have ample free parking at our home for large groups with many vehicles. If there’s something you need and it's not listed, please ask for more information! You have full access to our entire house, and our property. Our fully equipped home is ready to go with a spacious gourmet kitchen that easily accommodates a large group or entire family with lots of countertop space, new stainless steel appliances, and all the tools you need to make your own world famous super secret recipe. Outdoor enthusiasts will enjoy our plentiful outdoor spaces, huge dock and boat house, private beach, deck, porch, and grills. We have all kinds of fun activities including water toys, a fire pit, smart TV's, board games, books, and an assortment of toys. If you want to use a Boat or Jet Ski during your stay, you have access to a nearby boat ramp. We also offer everything you would need for an extended stay including a washer & dryer. **Additional Information:** - All guests shall abide by the good neighbor policy and shall not engage in illegal activity. - Quiet Hours are from 10 PM to 8 AM. - Free Parking for up to 8 Vehicles. (No Parking or Driving on Grass) - No Events Allowed without specific prior approval. - No Pets Allowed - Streaming services available with guests' accounts. **Guest Requirements:** In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation. Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property. After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in. Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:  - $35 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.  - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
